PROJECT DESCRIPTION

The high-end project consists of a Golf Community, comprising clusters of thematically designed Villas of varying sizes, Golf View Walk-up Apartments, along with commercial parcels within the commercial precincts. The project is also complemented with public amenities such as schools, club house, community center, parks, playground, mosque and other communal facilities.

The project features a linear site which is defined by a primary spinal corridor. Community facilities are planned around this main spine providing easy access to the residents. Landscape features are sensitively integrated into the development and the green spaces are carefully planned near the adjacent Golf Course allowing the greens and vistas to bleed into the masterplan, enhancing the lifestyle & overall quality of the development.

In response to the Bahawalpur’s hot climate, the designers adopted an overall light and subtle colour scheme for the villas. A minimalistic approach was adopted in the choice of materials for the Villas where an interplay of bold white forms is offset by fair-faced concrete feature walls with glass windows and railings that help create a modern cotemporary elevation. Planters and landscape are integrated into the elevation which facilitate in adding a characteristic residential quality to each Villa.

A modern interpretation of the traditional ‘jali’ – Inspired by the region’s heritage, the proposed façade was accented with intricately developed screens which are reminiscent of the ornate patterns found in the tile work of the Tomb of Shah Rukh-e- Alam. The screen adds a subtle touch of tradition to the modern villas, honoring the local heritage, and also becomes a characteristic feature.

Furthermore, the window overhangs borrow design details from the traditional ‘chhajja’ creating unique shading devices that provide protection from sunlight & rain, privacy, and also add an element of originality that relates to Bahawalpur’s rich architectural heritage.
